DUPLEX HOMES: Definition and General Overview

DUPLEX HOMES

Despite the fact that duplex homes have become quite common in real estate, there is still a lot of confusion about what they mean. Because duplex houses are frequently confused with two-story homes, let us define duplex houses, duplex modular homes, duplex manufactured homes, and duplex house below.

What are duplex homes?

A two-story duplex house is a type of residential building. There is only one dining room and one kitchen. The duplex home design features a common central wall and two living units, either side by side or on two floors, with separate entrances. While duplex houses have two floors, they are sold as a unit and owned by a single person. Both floors may have separate entry points.

In India, a duplex home design typically includes a kitchen, hall, and bedrooms on the lower floor; with the master bedroom on the upper floor. The definition of a duplex house is one that has two floors and never three or four; in which case it is referred to as a multiplex.

In Western countries, duplex homes may even house two families, with each floor functioning as a separate dwelling. Because the owner’s family can always rent out one section of their property to tenants; duplex houses can provide healthy rental returns. In such cases, the entrance will be separate; the large house will be divided into two sections by a common wall.

Duplex Modular Homes

The Home Store has a limited selection of duplex modular home plans because most of our multifamily customers request; that we create custom modular floor plans to their specifications. Modular two-family homes, also known as modular duplex homes, are the most popular request. We also have the ability to construct triplexes and other multifamily modular home floor plans. Duplex House

A duplex house plan consists of two living units that are attached to each other; either next to each other as townhouses or condominiums, or above each other as apartments. A building with two attached units on two distinct properties, on the other hand; is commonly referred to as a semi-detached or twin home, but it is also referred to as a duplex in parts of the northeastern United States.

Three-family (or triplex) and fourplex buildings are not included in the definition of “duplex,” as they would be referred to with specific terms such as “three-family (or triplex) and “fourplex” (or quadplex/quadruplex) or “a more general multiplex.” Because of the term’s flexibility, the distinction between an apartment building and a duplex is somewhat blurred; with apartment buildings being larger and duplexes being the size of a single-family house.

Types of Duplex House

The living units in a duplex house can be side by side or on two floors. Typical duplex house designs include:

  • Standard duplex house: A duplex house is a two-story house with stairs connecting the first and second floors. The lower floor of a duplex flat houses the living room and kitchen; while the upper floors house the bedrooms and children’s rooms.
  • Ground duplex house: Duplex houses are built on the ground floors of apartments; with the lower floors facing a garden and housing the bedrooms. The living room and kitchen are located on the upper floor of the duplex apartment. These duplex houses are ideal for homeowners who enjoy gardening and have pets.
  • Low-rise duplex: This duplex house design features large balconies and a second-floor attic. Duplex houses are typically built on a smaller scale than other types of duplex houses; creating these small duplex house designs and pictures necessitates considerable thought on the part of the architects.

Factors influencing the rooms in duplex houses

The number of rooms in a duplex house is determined by a number of factors.

  • Property location: In general, types of duplex houses in cosmopolitan cities are smaller; than those on the outskirts of the city. The number of rooms in a duplex house decreases as the size of the house decreases.
  • Duplex layout: In general, a duplex house design follows a consistent layout with bedrooms, a kitchen; a dining room, and a living room on one floor and a master bedroom on the other. Individuals can, however, select a different duplex house design layout; in which the number of rooms is increased while each room has a smaller area.

Benefits of a Duplex Homes

A duplex house has several advantages, and here are some of the reasons why you should buy one as your first home:

  • A duplex house provides individuals with tax advantages and generates additional revenue. Owners can purchase a duplex and live in one side while renting out the other. This increases the owner’s return on their investment in the property.
  • Both buyers and tenants of a duplex house benefit from greater mortgage options in a duplex house. The owner can recoup some of the mortgage interest if he rents out a portion of the property rather than owning the entire property on his own.

Disadvantages of a duplex house

  • Noise transmission may occur due to common walls in a duplex house. Residents may be inconvenienced as a result of this.
  • In India, duplex houses are uncommon. As a result, if you’re looking for one, you might not have many options.
  • If you intend to rent out a portion of your property, sharing a duplex house may be a difficult situation due to the commonality of the space involved. It is also true that finding a tenant for a duplex house would be difficult.
